Thanks for your reply - in the first application we just gave the rent agreement, a letter from my parents, and council tax statements, but they were not satisified as we didnt gave an inspection report!

Oh yes the other thing was - Will it go against us that all my ID and paperwork etc is still in my maiden name! I have looked into this more - we can only apply and appeal at the same time of we apply for a different visa category

You can only do it if you apply for a different type of visa (like a dependent visa etc)
