Rental Income Spouse Visa Question

For This past year i have been in employment earning nearly £22,000. I have my P60 to prove it. I've been in the same job for 2 years. But the previous year i had unpaid holiday aswell as some gap so my P60 shows earnings below £18,600.

For the past 2 years i have also had rental income of £15,000 per year.

I no longer have a job and i want to apply for spouse visa how do i apply with my income?

Past 12 months i have made £22,000 . I have had £15,000 rental income which i have proof of bank statements and agent contracts.

I no longer have the job so im only earning £15,000 now

But i have bought a new investment property very recently.
I've only had the property a few months but i will earn £8,000 per year on that property. Can i add this to my income?

I have a agent contract as proof of a 1 year contract which ends next year.

Combining the £15,000 and £8,000 can i apply?

Have you declared the rental income to HMRC? Do you have accounts for the rental income showing the profits. You can only claim the profits, not the income itself but these days I'd venture it prudent to make sure you are squeaky clean re: tax etc, as UKVI do check...

No the rental income is not declared to HMRC. But i will declare it and pay tax on it before i apply. Can i not pay Tax on the Gross? Coz the profit is only half after the mortgage is taken of the gross of £15,000
Also does it matter if i've only had the other property for a few months?

I'd imagine you could only claim the net profit ie income minus operating costs for which you would need a set of accounts to present to the UKVI.

Not sure how long you need to have traded but I'd imagine it would have to be 12 months for more, wait for others...

All the rental income comes into my bank account and i have an agency that manage everything for me. I have previous contracts and bank statements and everything.
If i can only pay tax on the net then its gona be a problem as i do not meet the requirement :(

So that means i need to wait 12 months before the second property income counts.
But what if i have a 12 month contract? Can it not count then?

Do i have to pay tax on the net. I don't mind paying it on the gross if it means i meet the requirement.

If the second property income dont count what if i got a a part time job would i have to wait 6 months?
Or could i show i have been earning £22,000 in the last 12 months and now im earning i.e £5,000 from a new part time job and i have the last 12 months rental income of £15,000 which is still on going... would that work?

Hi there, i was hoping you could please help me. I will be submitting a spouse visa application soon. Has anyone submitted one using gross rental income towards the financial requirement?
I have a mortgage on the rental property. I am assuming that they consider the gross rent before any deductions according to the ukba notes for non employment income? If i deduct the mortgage unfortunately i will not meet the financial requirement. Can anyone who has been in the same situation please advise? All help will be very much appreciated. Thank you

Hi Safi87.
I have the same urgent question. Can you report the gross rental income. I read that they do not do a full "means" test of all income and expenses. I hope not. Did you get an answer to this? I would really appreciate a response.

Gross rental income before management fees have been deducted will be accepted.
(Casa, not CR001)
