I have a question,
rule says " general ground for refusal do not apply to an application under Appendix FM, Except 320(3),(10),(11).
320(3)and (10) are regarding valid identity but 320(11) says -
(11) where the applicant has previously contrived in a significant way to frustrate the intentions of the Rules by:
(i) overstaying; or
(ii) breaching a condition attached to his leave; or
(iii) being an illegal entrant; or
(iv) using deception in an application for entry clearance, leave to enter or remain or in order to obtain documents from the Secretary of State or a third party required in support of the application (whether successful or not);
and there are other aggravating circumstances, such as absconding, not meeting temporary admission/reporting restrictions or bail conditions, using an assumed identity or multiple identities, switching nationality, making frivolous applications or not complying with the re-documentation process.
I have a breach but i dont have other aggravating circumstances. Does that mean i dont fall under 320(11).

You and your landlord need to fill and sign it accordingly.
Speak to your local letting agent who might do same at significantly lowered cost than that. But first take permission from your landlord.
Yes , we both signed that when i moved in.
Talk to them in person and most of them might visit you in minutes. Most don't advertise it online.

There is no fixed template. It usually describe the description of property and list down of all occupiers with their location of rooms in the property. And most importantly confirms that there won't be any overcrowding with the arrival of extra occupant. Only those rooms having at least the size of 50 square feet will be counted. In that case HMO licence will be needed. As per your first post there is one landlord, you and another lodger is living and if that's the case then no HMO licence will need. Otherwise if they are living with their family which you haven't yet confirmed then its HMO (same as said earlier).

No, they both live single. But my son stays with me at least 2 nights a week.
No harm in trying them but speak first to your landlord same as advised earlier because most landlords usually are reluctant to face them due to their formidable inspection.
