The 200K is an investment requirement (money into the business). Purchasing premises is an outgoing from the business (money out of the business), so has nothing to do with immigration rules (as long as it is only used by the business).
Ineligibility for ILR will not lead to an automatic extension. It will be a refusal if you do not qualify.

If i bought a pure business office with (no any residential accommodation included in the property) , so i still need to provide evaluation to be encluded as part of my 200k investemenyt? ,
is there anything elso i need to consider in order to ensure the money invested in the business office is part of my 200k, Thanks

You will apply for an extension within 14 days of the refusal or AR refusal.
