Ali141 - Inshallah they will overturn thier decision as you included your land registry etc. I also included my mortgage statements, maybe you can send this to them by getting legal advise on and how best to get this decision overturned. Will do dua for you.

Very easy appeal, appeal within 28 days. Get a Land Registry certificate re-printed and submit with the grounds for appeal. Appeal online, it's the quickest method, pay online too.

5 weeks to get a notice of pending appeal after you submit your appeal. After that 19 weeks to review for the ECM, if positive, way hay you get your VISA, if not, youg o to court abotu 2 months after the deadline, decision overturned and you get your VISA 6-8 weeks after this.

You'll definitely get yoru VISA if you appeal, no guarantees if you re-apply. They may refuse again, on the same or on different grounds. So an appeal is the best option. Unfortunately appeals do take a long time.

Ali, the appeal process is a very long one. When you appeal, the Tribunal will inform the ECM to review his original decision. The ECM will look at the evidence you provide then either overturn his decision or uphold it, in which case it will go to court. You are looking at a 6-9 month process.

I appealed in Feb cause of a missing document. The ECM did not review due to resource issues at Islamabad. I got a court date in Sep. The ECM withdrew his decision three days before the hearing. I finally resubmitted passport this week. In total this process has lasted 9 months, and I still have 4 weeks to go to till my passport is ready for collection.

If you don't know the process you shouldn't give advice. Getting legal advice over an error by the ECO doesn't require legal advice, he'll end up paying £££s to someone who will tell him less than we do on here. Even if you do get a good lawyer it would be a waste of money because any number of experienced members on this site can explain to you what to do.

A letter from a lawyer is usually not enough. You need to actually provide the title deed from the local land registry office. If you have sent a copy of the title deed or an original version with your lawyer's letter, you'll be fine.

I provided my solicitor letter and my mortgage statement and i hope it will be enough to satisfy them that i geniunely own this property as i am a very positive person.

King2be98 - it was a personal opinion that I was not enforcing.... maybe I should have said 'advise' and not 'legal advise'. I also just mentioned what else I gave in addition to land registry to strengthen point of property being mine. It may/may not help Ali at this point but could help some other person reading this forum.

Is a mortgage statement sufficient?

Come on ammar91. Dont worry yaar. King2be98 will say he is being honest but there is a very fine line between honesty and being negative.

Just be positive coz every ECO is different and look at the case differently. If he is sure that you own the property, then there is no problem.

Just be positive coz your worries will not do you any good and will not change anything.

the person at gerrys office said to my wife to renew her medical test as it expird obviously, does any one know is this nessacery , im sure most people in same scenario what did you guys do ,please advice, jzk

ECO can see lots of things to make his mind that you own the property e.g if you have provided mortgage statement then he can see the payments from your bank that you are paying mortgage.

I have provided mortgage statement and my solicitor letter. My mortgage payments match back to the bank statements.

So dont worry. Visa will be granted inshallah :)

Ive kept checking that Tracking applciation on Gerrys website every 20 minutes of my working life for the last month.....

@Ali dont worry mate inshallah the decision will be overturned its a stupid mistake some ECO makes and poor people have to pay for it.....

My Solicitor said I have 2 options - one of which is a review.

Alternatively to lodge an appeal - What is the difference can anyone help whichever takes the least time to be honest, not so much to get the wife over but these kind of things tend to irritate me and I get wound up.
