Accommodation

Someone please help with the following.

I have been looking for Accomodation and have only found an offer from someone prepared to share. They have tenancy agreement and have offered to provide a letter to say we share with them and provide receipts for bills. They are also happy to allow to register some of the bills on our names.

Please advise if the above is reasonable and appropriate to show exercise of treaty rights to allow rc application for non eu parent.

Desperately need advise tonight early tomorrow to firm up Accomodation.

for short term its ok.
for the EU1 application you have to provide

PTRB
joint utility bills
Letter from landlord/tenancy agreement

check with them, if they can provide then its ok for EU1 application.

The tenancy must be registered with the PTRB unless you live with the owner of the house. So if they are tenants and rent to you, they are sub-letting, they must register with the PTRB and they must pay tax on the rental income. Once they realise that they must pay tax on the rental income they will most likely refuse to provide you with proof of residence there, so it is not enough for residency proof.

It is ok in the short term as it is likely to be cheaper than the hostel. So you could take it and move out when you get accommodation you can afford.

One option is to locate your mum in a rural town where rent is cheaper, like in Longford, and then you either commute to Dublin for work each day, or you rent very cheap place but say officially that you live with mum. If you do this you should pick a town with a good train link to Dublin, which is why I suggest Longford or Edgesworthtown. There are guys who do this - they live four to a room in Dublin for work, but the family have a house in rural Ireland.
