Spouse visa income- Is this right?

Hi

Let's say I earn £10,000 from rented property. I do not work. Is the following correct to use as income and saving to bring my wife over?

£18,600 - £10,000 = £8,600
£8,600 x 2.5 = £21,500
£21,500 + £16,000 = £37,500

With a rental income of £10,000 and no other job / income I would need saving of £37,500 for six months. Is the maths correct or have I got the figures wrong?

The above I need to show bank statements for six months.

Not rental income, rental income after expenses. So if you receive 10,000 income and your expenses in generating that income are 2,500, then you can only count 7,500.

And has the income been declared to the tax man? UBVI generally check now even if pure PAYE......

That is right - and you're going to need to show 12 months of rental history:
To evidence property rental income:
(i) Confirmation that the person or the person and their partner jointly own the
property for which the rental income is received, through:
(1) A copy of the title deeds of the property or of the title register from the
Land Registry (or overseas equivalent); or
(2) A mortgage statement.
(ii) personal bank statements for the 12-month period prior to the date of
application showing the rental income was paid into an account in the name of the
person or of the person and their partner jointly.
(iii) A rental agreement or contract.
Note the restriction on rental properties:
(c) Any rental income from property, in the UK or overseas, must be from a property that
is:
(i) owned by the person;
(ii) not their main residence and will not be so if the application is granted, except
in the circumstances specified in paragraph 20(e); and
(iii) if ownership of the property is shared with a third party, only income received
from their share of the property can be counted.
(cc) The amount of rental income from property received before any management fee
was deducted may be counted.
