Using rental income towards Cat B

Hello,

I have been receiving rental income from overseas since 2013 and about to make a self assessment for april 2013-aprl 2014 but this only adds up to £900 gross, from April 2014 to now I have received £2000 and I want to use this in my wives application under category B plus my salaried employment.

I have spoken to the tax office and they stated that I cannot use this income until April 2015 because I havent paid tax on it yet. I have proof from Airbnb and bank statements of receiving rental income. How strict are the Home Office? If I make a self assessment for 2013-14 now and provide a unique tax ref number and show proof of payments will they accept this?

Rental income doesn't count towards category B - it goes it 'non employment income' category C.

As you can see from the guidance - you're ok to use income from the last 12 months.

The evidence you need to provide is:
(a) To evidence property rental income:
(i) Confirmation that the person or the person and their partner jointly own the
property for which the rental income is received, through:
(1) A copy of the title deeds of the property or of the title register from the
Land Registry (or overseas equivalent); or
(2) A mortgage statement.
(ii) personal bank statements for the 12-month period prior to the date of
application showing the rental income was paid into an account in the name of the
person or of the person and their partner jointly.
(iii) A rental agreement or contract.
You might struggle with point iii given the AirBnB relationship - but I don't know enough about how that works.

Remember that evidence is a checkbox mentality from UKBA - so if you fail to provide something - they'll turn you down.

Yes rental income under Cat C can be added to Salaried employment using Cat B.

I believe that is what OP was trying to convey.

Yes thats what I meant Obie.

If I take a job that is 18,000 and I earn regular commission , plus my rental income, is this sufficient under Cat B and C or will HO conclude that my rental income and commission is not guaranteed and therefore my basic is only 18,000 and reject my wives visa.

We cannot predict what evidence you will be providing and whether UKVI will accept or not.

All we can say is that Cat A or Cat B can be amalgamated with Cat C.

Sure, Cat C can be added to A or B.

I agree, it depends on the evidence but sometimes its really hard to interpret the guidance because each case has different conditions etc.

Salaried employment earnings from

Cat B
oct 2013- oct 2014 = £14,676

Cat C
Rental income= oct 2013- oct 2014 = £3050

Plus my new job and first month pay (salary 19,000) £1,583

So the total gross amount is 19,309 by using 12 months salaried, including 12 month rental income and my first months pay of 1,583
