Spouse visa Rental income outside uk

Hi

my cousin sister is applying for spouse visa from Pakistan.She is owner of properties and getting rental income .Her husband is also living with her in Pakistan and he is British national.She has 2 children they are british too.

6.2. Property rental – further guidance
6.2.1. Appendix FM-SE specifies further requirements for property rental income:
20(c) Any rental income from property, in the UK or overseas, must be from a property that is
: (i) owned by the person;
(ii) not their main residence and will not be so if the application is granted, except in the circumstances specified in paragraph 20(e); and
(iii) if ownership of the property is shared with a third party, only income received from their share of the property can be counted.
(cc) The amount of rental income from property received before any management fee was deducted may be counted.
Her husband is not working in Pakistan.
Questions:-

1- Does she need to show rental income for last 12 months or previous tax year?
2- Her husband is living with her how can she meet accommodation requirement while whole family is outside UK.But has has decent funds in her saving account ....how could she meet accommodation requirements and what documents she will need to prove?

3- Will the British citizen will need to have job offered before she can apply for spouse visa?

4- what sort of documents required for co-habitation?

The applicants income cannot be used for a spouse visa from outside the UK. Only her husband's income can be used and as they are not his properties, it is not his income.

So the property is owned by the British sponsor and he has evidence of this and the rental income paid into his bank account?

Yes he collects rent in cash and then deposit to bank
he has all rent invoices and bank statement is also reflecting the same

And he has proof the properties are in his name etc?

Maybe to confirm the authenticity of such income in relation of meeting the spouse visa's financial threshold the HO ask the evidence that whether the income is being declared to the tax authorities there like in UK to HMRC.
