UK Spouse visa accommodation requirments

Hi , I am new in this forum . And i found some very useful information from here .
I need to apply for my wife and son 3 years old for spouse visa . i am living in 1 bedroom flat . that has 2 room . is it sufficient for both ?
Also do i need a survey report ? If yes . Can any property agent can make it or it is only issued by the council ?
Also my flat has a prepay electric and gas . How do i submit the bills?

Should be fine.

If you are the only tenant and rent the whole property, you do not need a property inspection report.

You need a letter from the agency stating your dependents will be allowed to stay in the property with you.
