As marcnath correctly advised already, I want to add that you should definitely have a written document. It can be on a simple piece of paper and you both can sign it documenting he is allowing you to use his office. Nothing in the immigration rules prevent you from doing that.
It would always be good to have some documentation, even if it is an email, but not really necessary.

This document can be produced if you are asked for it in interview (and they do ask sometimes)

I agree with you. If HO wanted to abolish the 10 year route, they would have done it in 2012 when they abolished the 14 year rule. but nothing is guaranteed, they can always change their mind. 10 years route is not only for entrepreneurs, it's for all people who are living in the uk 10 years legally.
There is already so much pressure on govt to end hostile environment and reinstate the appeal rights.
But if they decide to close 10 years route then it will go to the House of Lords and House of Commons but Govt is short of majority in both houses.
