Tier 2 dependent visa extension

Hi,

My wife's visa runs out in Oct 2021, but she still needs 1 year extension to be eligible for ILR.

Can I apply for that 1 year extension now or should I need to wait until Sep 2021 i.e. 28 days before the visa expiry?

The reason is I am planning to buy a property and the mortgage adviser said I cannot include my wife into the application as she doesn't have 2 and half years of visa left.

Any suggestions is very much appreciated.
