Meeting UK Spouse visa Financial Requirement through rental income

I am British Citizen looking to sponsor my wife using rental income route:

I have following documents:

1. Title deed confining me as a sole owner
2. Mortgage statement showing my name
3. 12 month bank statement showing regular rent coming
4. Tenancy agreement with tenant IDs
5. 2 years tax return showing rental income.

I receive £1700 a month in rent but my mortgage of this buy to let property is £600.

Ky question is:

1. Will UKVI multiple £1700 X 12 = £20,400 or they will deduct my mortgage i.e £1700 - 600 = £1100 X 12 = £13,200

I am confused whether I will meet financial requirement of £18,600 with £1700 rent and £600 mortgage or do I need to combine with my employment income too.

Do I need to provide Nikkah Nama (Urdu one) or just marriage registration form issued by NADRA is acceptable for spouse visa application?

Your income will be the net amount so less your costs. Essentially it is your profit on your HMRC tax declaration that shows the income that is due to be taxed. If your taxable income after costs does not meet £18,600 then you will not meet the requirements.

NADRA marriage certificate is enough for spouse visa application..

but the NADRA marriage certificate shall be attested by foreign office (better)[/highlight]

Could you please share the source of this information.

I was told that £1700 per month rent will meet requirement. My mortgage is £561 for a month. Soo my taxable profit for the 2022-2023 was £18,160

Don’t they just look at gross rental amount being paid into account ?

Can anyone please clarify whether £1700 a month rental from buy to let property (that has £561 monthly mortgage ) paid directly into my personal account will meet uk spouse visa financial requirement of £18,600 or not?

For property rental income, the Home Office will be looking at the actual income that you have received from property rental in the 12 months before the date that you make the application. The amount that you can rely on is the total income from property rental, and you do not need to deduct any amount being paid for the property, for example in maintenance, management or a mortgage. This means that even where your rental income is less than your mortgage outgoings, you can still technically meet the requirements of the Immigration Rules.

10. In respect of non-employment income all the following evidence, in relation to the form of income relied upon, must be provided:
(a) To evidence property rental income:
(i) Confirmation that the person or the person and their partner jointly own the property for which the rental income is received, through:
(1) A copy of the title deeds of the property or of the title register from the Land Registry (or overseas equivalent); or
(2) A mortgage statement.
(ii) personal bank statements for or from the 12-month period prior to the date of application showing the income relied upon was paid into an account in the name of the person or of the person and their partner jointly.
(iii) A rental agreement or contract.

Just 1 clarification:

I have made an application online on 17th Jan 2024

I have attached bank statement from 01/01/2023 to 31/12/2023. Does this meet requirement?

I have attached Santander online statement downloaded from my mobile app. It seems exact same copy what they send on postal address.

And by reading your comment it seems like £1700 a month rental income would meet financial requirement despite the fact it has £561 monthly mortgage.
